Manvel, south of Pearland along SH 288, incorporated in 1960 with about 300 residents. It had 9,908 at the 2020 census and 17,621 by 2023. Most of its houses are only a few years old.
Why It Is Last
The areas on this site run from the oldest housing to the newest, because older houses produce the largest cleanouts. Manvel is at the far end. The calls from new subdivisions such as Pomona, Meridiana and Rodeo Palms are mostly about arriving rather than leaving: packaging, the old furniture that came from the last house and did not fit, leftover building materials from a new patio or a fence.
